Press on the picture of the home you are looking for and on the next page the calendar on the right-hand side will show you the availability. Dates that are darker are available to book, dates that are lighter are unavailable.

Yes, if both properties are available, you will see the option to book The Whole Home on our booking engine, if you select any number of guests. If one or both properties are already booked for some or all of the dates selected it will not show.

No, stays can start and finish on any day of the week.

The Maid’s Cottage the minimum night stay is 2. For The Old Farmhouse and The Whole Home, the minimum nights is 3. 

Yes but any length of stay discount is NOT automatically applied at check out, you have to add the following discount code in the box at check out. 

For a 4 night stay enter 4NIGHTS, 5 nights enter 5NIGHTS, 6 nights enter 6NIGHTS, 7 nights or longer enter 7NIGHTS. 

Our check in time is 4pm and check out at 10am.

An earlier check in or later check out can be requested on the booking form after reservation and we will do our best to make your requests possible.

If you do make a request, please be mindful that we will only be able to confirm an earlier check in in the days leading up to your arrival and a later check out at check in. We are a small cleaning team and due to the size of our properties, these requests may not be possible if we have same days change overs.

We ask the lead guest to complete a booking form, which will be sent to you by email after reservation. It is a legal requirement to collect the names and dates of birth of all guests who stay and helps us to identify additional requirements our younger guests might have. It identifies your preferences for bed configurations, dogs and the bike store. 

Two of the beds in The Old Farmhouse are zip and link, meaning they can be configured as either single or double beds. 

The downstairs bedroom (Bedroom 5) can either be twin singles or a super king and one bedroom upstairs (Bedroom 3) can be small singles or a king bed.

The other 3 beds in The Old Farmhouse are two king beds and a standard double. 

When booking The Maid’s Cottage, at reservation, select that either 3 or 4 guests are staying or 13 or 14 guests if booking The Whole Home. This will calculate the extra guest fees associated with using the sofa bed.

On the booking form, select that you require the sofa bed.

Through our website you are able to see our availability and book stays for up to 21 days. If you are thinking of a stay longer than 7 days please contact us for an appropriate discount. 

After 7 nights we will clean the property and change the linen and towels.

Facilities

No, there are no shared facilities within the property, each home has its own hot tub, enclosed garden, patio and parking area. Only the bin and bike store and dog wash are shared. 

During the summer and autumn months there is a chance of engine noise from the farmyard. In August and early September this could be from tractors into the evening and drying and cooling fans overnight. We have to blow cooler air into our crops overnight if they have been harvested when hot, to cool them quickly to prevent insect infestation and self combustion. Where ever possible we will let you know in advance. We may need to continue cooling crops overnight into the autumn months – it all depends on the weather.

If the two properties are let to different parties, guests (especially in The Maid’s Cottage) need to be aware there is a chance of noise from guests in the other property. This could be more problematic in the summer months, when guests are likely to spend more time outside and in the hot tub. 

We ask that guests respect each other and keep noise to a minimum after 10pm when outside.

For our youngest guests we offer travel cots, high chairs and baby & toddler baths which can be used in our showers. We put stair gates in place when we have guests under 3. We provide children’s cutlery and crockery. Please let us know if you would like them for older children. We can offer an additional camp bed and bed rails for children, depending on the number of guests staying. Please contact us for more information.

We have a wide selection of puzzles and games in the french dresser in The Old Farmhouse which we are continually being adding to. 

We are able to accept well behaved dogs in both homes, two in The Old Farmhouse and one in The Maid’s Cottage, we may be able to accommodate more depending on their breed and size.

Yes, both properties have their own charcoal BBQ’s. Guests are required to bring their own charcoal for use during their stay.

The Old Farmhouse

You will find, an integrated oven, microwave oven, fridge freezer, electric hob, washer dryer, hot water urn, kettle, toaster and welcome tray containing a small selection of tea, coffee, milk and biscuits. 

The Maid’s Cottage

You will find, an integrated oven, microwave, under counter fridge with freezer box, electric hob, washing machine, kettle, toaster and welcome tray containing a small selection of tea, coffee, milk and biscuits. 

Both properties have the following cutlery & cook wear

Yes, both properties will be decorated for Christmas, from the beginning of December until after the New Year in January.

During the hottest summer months, each bedroom in The Old Farmhouse is provided with a tall tower fan to help with cooling the bedrooms. For The Maid’s Cottage we provide a mobile air conditioning unit in the bedroom, as the roof is low and can get very warm. 

All the bedrooms have additional black out linings to the curtains of both the homes.  Downstairs in the Maid’s Cottage there is not currently black-out blinds but this is something we are looking into for guests who use the sofa bed. 

In The Old Farmhouse, there is a 10 seater dining room table and adequate seating in the living room for 10 people. In The Maid’s Cottage there is an extenable dining room table which seats up to 4 and a sofa and chair.

When both homes are let together as The Whole Home, we can change the configuration of the dining room in The Old Farmhouse to seat 14 people with of an extra table and stools. Both properties allow adequate space for all guests with space inside and outside of both homes. 

We supply around 20 logs (depending on their size) to use in the wood burner in The Old Farmhouse, more is available if it required at a small fee. 

No, the maximum occupancy of each home is dictated to by the amount of people that property sleeps. This excludes infants that would stay in a travel cot. 

We do have a narrow put me up bed which we can hire at an additional cost for children that are too big for a cot, but in general children count towards the occupancy of the property. Please contact us if you would like more information. 

Yes, we have a bike shed with a combination padlock. If you would like to use it during your stay, please let us know on the booking form.

Yes, there is a welcome pack containing tea, coffee, milk and biscuit to give a little refreshment when you arrive.

 

We also provide oil, salt, pepper, kitchen roll and everything you should need for washing up. If there is anything else you need while you stay, please just ask.

 

There is a comprehensive guidebook in each of the properties.

Hot Tub

Yes, The Old Farmhouse has an 8-seater hot tub and The Maid’s cottage tub seats 3 people.

Both of the hot tubs are sanitised with chlorine.

 

The hot tub in The Old Farmhouse is salt based. Salt is added during filling. During use the salt is split into chlorine by an element, providing a residual supply of chlorine.

 

The hot tub in The Maid’s Cottage is chlorine based and supplemented with an ozone generator. The ozone gas is released when the pump is running to give ongoing sanitisation.

The water is emptied, filters changed and disinfected, and the shell, jets and headrests are cleaned before the tub is refilled.

We use hot and cold softened water to refill the tubs meaning that the tubs are up to temperature for the next guests.

HSG282 is the health and safety guidance for commercial pool and spa owners. Under these guidance hot tubs should be checked twice daily for chlorine, alkalinity, pH, water hardness and cyanuric acid.

 

One of us will complete the testing early in the morning and usually around tea time, depending on the activities of the farm. We will discuss this with you at your check in.

Water in the hot tubs is tested on site monthly by TWC (Services) Ltd to be an independent measure for temperature, pH, Chlorine, TDS, Alkalinity.

 

The water is analysed in a laboratory for Coliforms, Escherichia coli and Pseudomonas aeruginosa bacteria. The water is tested quarterly for legionella.

 

This testing shows us retrospectively that we were able to keep our water safe for our guests during their stay.

We have provided mats and decking outside the tubs, to reduce the chance of slipping. We have mats inside the doors of the homes and provide plastic wine glasses and tumblers for use in the hot tubs.

Yes, we provide grey towels for use in the hot tub.

No, when the cover is off, the hot tubs and are exposed to the elements. 

The hot tubs can be slightly overlooked from either property, one corner of The Maid’s Cottage is visible from an upstairs bedroom in The Old Farmhouse. The Old Farmhouse hot tub is visible from the bedroom of The Maid’s Cottage.

 

The costs of using the hot tub are included in the price of your stay.

Local Amenities

Huntingdon is the nearest railway station, is 9 miles away and a 20 minute drive. Peterborough, which offers more rail connections is 15 miles and a 25 minute drive.

Yes, there are two Taxi companies who are based in Sawtry; 5 Star Taxis (01487 833040) and Sawtry Cars (01487 832804 / 07850 279917). Another company which operates nearer Peterborough is King Carz from Yaxley (01733 563333)

As far as we are aware all the major supermarkets have delivered to the farm.

The nearest shops are in Sawtry, 3 miles away which include a butchers, selection of convenience stores and a small co-op supermarket. Larger supermarkets are found in Huntingdon, 9 miles away.

All the pubs close to the farm are dog friendly, the closest being The Greystones in Sawtry.

The local takeaways in Sawtry offer delivery to the homes. They offer Chinese, Turkish, Fish & chips, Pizzas and kebabs. Takeaways further away in Peterborough or Huntingdon may also deliver.

There is a 3 mile circular walk on a bridleway around the farm. Footpaths off this can take you on walks for miles. There are local woods a short drive away, or country parks and within a half an hour drive. Further information is available in the guide book within the properties.
